I want you, me, neighbors and next guests to have a great experience.

  • All homes are NON-SMOKING.
  • All homes have a NO PETS policy.
  • Violations of the above or INCONVENIENCING THE NEIGHBORS will result in automatic forfeit of the security deposit.
  • Use of the home for ILLEGAL PURPOSES or Renting the home with the INTENT TO DEFRAUD will result in automatic forfeit of the security deposit and immediate eviction.

CHECK-IN TIME is 4:00 P.M…. CHECK-OUT TIME IS 10:00 A.M. –
NO EXCEPTIONS – schedule flights accordingly

  • STANDARD OCCUPANCY is for up to 4 guests.
  • ADDITIONAL GUESTS (over 4) are $20/night/each + tax.
  • A bed charge of $25 may apply to young children.
  • Minimum age for rental is 25 years old.
  • The reservation is for the # of guests indicated on the Invoice.
  • Please let me know in advance if you are planning a gathering of additional people.
  • 5-Night Minimum Charge: Summers (June 1 to Aug 30),Thanks giving, Christmas
  • 4-Night Minimum Charge: Off -Season (Sept 1 to May 31)
  • Reservations for less than the minimum charge may be accepted as last minute fill-ins between existing reservations, only.
  • Staying in a home versus staying in a hotel, inherently requires greater responsibility, commitment and cooperation from the guests.
  • Guests agree to follow the simple Check-Out Procedures on the day of departure.
  • No sales tax on rentals of more than 30 consecutive nights.
  • Policy & rates subject to change without notice.


  • Agreement to the "Policy & Terms" is required prior to accepting a reservation.
  • Completion of the Reservation Info Form is required.
  • Payment of the $300 Security Deposit reserves a home.
  • If making the reservation close to 60 days prior to arrival, paying 50% of rent + tax reserves the home for you.
  • When renting multiple homes, a security deposit is required per home.


  • All payments and refunds are through PayPal.
  • It is not necessary to have a PayPal account to pay with PayPal.
  • 50% of rent + tax is due 60 days prior to arrival.
  • The balance (rent + tax) is due 30 days prior to arrival.
  • A reservation made close to the 30 day point will be invoiced for the total amount.
  • A reservation made close to the 60 day point, will be invoiced 50% to reserve the home with the balance + security deposit due 30 days prior to arrival.
  • Late payments could jeopardize your reservation.
  • If payment is late and I am unable to contact you, I will assume you have made other arrangements and open the calendar to new reservations for those dates.
  • Sometimes life gets in the way… If you will be unable to pay when payment is due, contact me ASAP.
  • I am unable to create multiple invoices for different email addresses for a reservation.
  • If your employer will be reimbursing you for part of the reservation, let me know and I will provide a receipt for that amount.
  • Reservation must be paid in full prior to gaining access to the home.


  • The reservation is for the number of guests noted on the invoice and Reservation Form.
  • Please notify me immediately if the number of overnight guests changes.
  • Guest numbers may be modified at any time and I will adjust the invoice accordingly.
  • Additional dates may always be added to the beginning or end of the reservation at any time if they are available and housekeeping services can be arranged.


  • Full refund of security deposit (minus $10 processing fee) for cancelations with more than 60 days notice.
  • Refunds for cancellations within the 60 day window and after a partial payment, are dependent upon receiving an equivalent reservation at the base rate for standard occupancy minus any associated PayPal fees.
  • Refunds for cancellations within the 30 day window and after full payment, are dependent upon receiving an equivalent reservation at the base rate for standard occupancy minus any associated PayPal fees.
  • Within the 30 day window, dropping dates from the reservation does not change the amount due unless I am able to rebook the dates for the base rate. If the amount of your payment has exceeded the base rate for the rental, you will
    receive a refund of those additional charges plus the security deposit (minus any PayPal fees) whether or not I receive a reservation.
  • If the number of guests decreases after payment, any overpayment will be refunded.
  • If you need to cancel, let me know ASAP in order to open up the calendar.
  • No refunds for early departures or "Acts of Nature".
  • Consider purchasing Travel Insurance. Visit www.travelguard.com or www.insuremytrip.com.

SECURITY DEPOSIT RETURN: (my goal and I hope yours)

Full deposit return within 4 weeks of departure to the account used for payment when:

  1. "POLICY & TERMS" adhered to
  2. "CHECK-OUT INSTRUCTIONS" have been followed.
  3. HOME & CONTENTS are in the same condition as when you arrived.

*Housekeeping services are compensated at $75/hr or part hr from your deposit for inconvenience or additional work.
Please make sure all responsible adults understand the policy…the last one out is not always the one paying the deposit.


  • If you break something or find something needing attention, please let me know ASAP, so it can be repaired or replaced as soon as possible.
  • I do not charge for normal wear & tear.
  • As the person making the reservation, you are responsible for the conduct of anyone entering the home during your reservation.
  • In the event of a major "whoops", DAMAGES ARE NOT LIMITED TO $300.
  • I am not responsible for lost, stolen or left behind items.
  • If bringing bikes, bring a way to secure them.


  • I am happy to answer questions and provide additional information i.e. the neighborhood, noise curfew, 420 policy, Check-Out Procedures, Info for Smokers, definition of a "Party House", specific items available in the home… just let me know.
  • I live in the neighborhood and am always happy to be of assistance.
  • When you are in the home, you will have my work # in case of a true emergency.
